In the good old days buyers would let you slide by with some
things not working. They would think, oh, we will fix this after we move
in. Well, those days are gone. They want a home in move-in
condition.
Does this mean that you put on a new roof and replace the furnace.
98% of the time the answer is no. However, you want the furnace
working, a clean filter and the thermostat to look in good repair - no
painted or damaged thermostats. Funny thing, a new $25 thermostat
often makes a buyer think that you have upgraded the entire heating
system and that you do a good job of maintaining your home.

- Lights that don't work or that are damaged
- Cracked glass and inoperative windows
- Damaged screens on windows and doors
- Damaged or inoperative windows, doors or hardware
- Leaks; roof, piping, water heater; no stains visible anywhere
- Flooring that is damaged or badly soiled; torn or damaged wall coverings
- Heating or A/C systems that don't work
- Grout and caulking that is missing or has mold and mildew showing
- Appliances, like stoves, dishwashers, disposals that are damaged or inoperative
